What is a title search, and why does it matter?

A title search, conducted by a title company, reviews public records to confirm who owns the property and whether there are liens, easements, restrictions, or other claims that could affect future ownership or use of the property. It matters because the buyer in a real estate transaction must understand and accept the state of title of the property that the seller will convey at closing.
